1. What happens if the city does nothing?: Legend Communities could develop its plan independently and go through the Lakeway Zoning and Planning Commission (ZAPCO) for approval.

2. Can the city demand that the land be developed as parkland?: No, the city cannot restrict zoning unreasonably. The current zoning for the land is Government, Utility & Institutional (GUI).

3. Can the city purchase the land?: No, the land is under contract with Legend Communities and Lakeway Municipal Utility District (LMUD).

4. Is Lakeway MUD a division of the City of Lakeway?: No, Lakeway MUD is operated independently from the City of Lakeway. The City of Lakeway does not manage water or wastewater systems or operations.

5. Can the city dictate what is built on this land?: No, as long as the developer meets the city's current ordinances within the applicable zoning guidelines, the project will move forward.

6. Can the city force the property owners to partner with other landowners?: No, but we encourage developers to create cohesive designs.
